Procedure and conditions
1. Assignment to a service
The following will inform you about our procedure and conditions. The Candidate Tenant gives Select-a-house the order to mediate in finding an accommodation and/or to meditate to establish a tenancy agreement. Select a house starts with her service after a verbal acceptance of this order and the associated mediation costs. This order is ratified in writing by signing the tenancy agreement, in which the obligation to pay a commission is included.2. Renting agreement
If you have decided to rent an accommodation through Select-a-House, a renting agreement will be drawn up. The general regulations for the agreement of renting a living accommodations, established on the 30th of July 2003 and deposited on the 31st of July 2003 at the registry of the court of justice in the Hague, under the number of 74/2003, and named "general regulations” are part of this agreement. Our'conditions' are applied to our services and / or mediation.3. Identification
Before the agreement can be signed, private tenants need to take a passport as well as a work / income declaration (proof of monthly income and / or work agreement) for the owner.Companies need to show a registration at the Chamber of Commerce as well as a photocopy of the passport of the executive of the company.
4. Handing over the keys and inspection of your accommodation
When all the parties will have fulfilled all their obligations, Select-a-House will take care of handing over the keys. Before these are handed over, gas and other measurements will be done in your presence. Besides an inspection report will be made to describe the state of maintenance of your accommodation.5. Payment of the monthly rent
The first payment of the rent, the deposit and mediation costs will be paid through an authorisation of automatic transfer of money to Select-a-House or through a payment at the office of Select-a-House during the signing of the agreement.The next monthly payments will be made, depending on the agreements, through an automatic transfer requested by Select-a-House or the owner.

6. Mediation costs and deposit
If the mediation by select-a-house results for the principal ( the potential tenant) to a tenancy agreement, the principal (potential tenant) has to pay mediations costs of one month of rent (and added to it 19% VAT).In addition to the mediation costs you will most of the time have to pay one month of rent, after signing the agreement. Be aware! Some of the owners ask for a deposit that is more than a month of rent. At each accommodation on our website, the amount of the deposit is indicated. When the agreement ends, the deposit will be paid back, if of course the rented space is given back clean and according to the conditions of the agreement and if all obligations have been fulfilled.7.
7. Offered service for the costs of mediation
What are the activities of Select-a-House in return for the costs of mediation, in the interests of the tenant. The following aspects will be done, where these are applicable to the situation: Guiding visits; to make possible that the website can be found by the potential tenant on the internet; the placement of V-signs on the houses and advertising in magazines; Conduct price negotiations about the height of the rent and deposit; Negotiate on all aspects that have to do with the house. For instance: schedules, necessary changes to the properties etc; Convincing the landlord about the soundness of the tenant by: (outsourcing) to check the background of the tenants; collecting all the necessary documents of the tenant; the Screening of the landlord by the above agencies; using experiences and reactions of the market in order to ensure the reliability in rental; the preparation/establishment of the tenancy agreement; to do the contractual negotiations regarding to the articles in the tenancy agreement; .the coordination of acquaintance between the parties and to resolve eventual discussions; the coordination of contract signing and to discuss and explain the articles of the agreement in order to avoid misunderstandings; the coordination of a proper and secure payment of the rent and security deposits, the coordination of the key-transfer; Aftersales: treatment of housing-related complaints and other requests from the tenant after the completion;
8. Maintenance, repairs and replacement
The tenant and owner make sure together that the accommodation is and stays in good shape. In general, small maintenance issues have to be paid for by the tenant, large maintenance issues have to be paid for by the owner.These reparations are described in the decision about small repairs as meant in article 240, Book 7 from the Citizens Law book.
