Procedure and conditions

1. After registration, we will phone you

If our website, our philosophy and procedures interest you, we kindly invite you fill in the registration form. As soon as we have received the form, we will discuss further with you the options for a possible cooperation.

2. Free service and cooperation agreement

As soon as you have decided to work with us, we will draw up a cooperation agreement with our agreements. We would like to stress that the service of Select-a-House is free for you, the owner.

3. Select-a-House takes care of the visits

Unless we have agreed differently, all visits will be done and accompanied by us. If your accommodation is still being rented, we will contact the actual tenant on your request in order to make an appointment for a visit.

4. You decide to whom you let the accommodation

Once you have given your authorisation to let your accommodation, before signing the agreement, private tenants are asked to give a passport as well as a declaration of work / income (proof of salary and / or employment agreement). If companies (or officials) are renting, they need to show their registration at the Chamber of Commerce as well as a copy of the passport of the executive.

5. Agreement

If you decide to let your accommodation through Select-a-House, an agreement will be made. The general regulations for the agreement of renting a living accommodations, established on the 30th of July 2003 and deposited on the 31st of July 2003 at the registry of the court of justice in the Hague, under the number of 74/2003, en named 'general regulations' are part of this agreement. Further any other possible and relevant matters will be mentioned in the agreement.

6. Payment of the (first) month of rent and deposit

The first payment of the rent, the deposit and mediation costs will be paid through an authorisation of automatic transfer of money to Select-a-House or through a payment at the office of Select-a-House. The next monthly payments will be made, depending on the agreements, through an automatic transfer requested by you or Select-a-House.

7. Handing over the key and inspection of the accommodation

When all the parties will have fulfilled all their obligations, Select-a-House will take care of handing over the keys. Before these are handed over, gas and other measurements will be done if possible in the presence of the tenant. Besides an inspection report will be made to describe the state of maintenance of your accommodation.



8. Maintenance, repairs and replacement

The tenant and owner make sure together that the accommodation is and stays in good shape. In general, small maintenance issues have to be paid for by the tenant, large maintenance issues have to be paid for by the owner.

These reparations are described in the decision about small repairs as meant in article 240, Book 7 from the Citizens Law book. In the ‘overview maintenance, repairs and replacement’ you can read how these maintenance tasks have been divided according to this decision.

9. The management of the accommodation

You can decide to let us not only do the mediation work, but also the technical, financial and / or administrative management of your accommodation (entirely or partially). If you request us to do the entire management, we will ask for 6% of the monthly rent the tenant has to pay, with in addition 19% VAT.

The entire management is considered as following: Making the inspection report before the agreement and at the end; solving issues and taking care of the repairs and / or maintenance issues, receiving and securing the monthly payments on time, taking care of all correspondence concerning the lease of the accommodation.

Unless it is agreed differently, Select-a-House will draw up the agreement, write the inspection report when they key is handed over and collect the first payment and the deposit, free of costs.
